Holiday Booking Contract/Conditions of Hire

1.    Contract - The Contract of Hire shall be between the Hirer and the Property Owner (Andy Osborne) and subject to the Conditions of Hire, which also includes the Booking Contract and the Welcome Pack (inside the Cottage).

2.    Period of hire - Your holiday cottage will be ready for you at the time agreed with the owner on arrival day and you must leave by the agreed time on your departure day. Changeover day is as agreed, although a different day may be arranged with the owner in advance. Please try to vacate the property by 2pm on the day of departure.

3.    Care of the property - The cottage must be left in a clean and tidy condition on departure day as described in the Welcome Pack, and breakages and/or damage reported and paid for / replaced.  The number of persons staying at the cottage must not exceed the number stated on your booking form. The maximum number of persons sleeping at the property must not exceed FIVE.

4.    Pets – Small pets by prior arrangement only. Dog waste must be cleared from the garden on a daily basis. Pets are not allowed to sleep on the furniture or to go upstairs (carpeted - risk of fleas).

5.    Right of Entry – The property owner or his nominated representative shall be allowed the right of entry at all reasonable times for inspection, repair or maintenance purposes. You will be notified in advance of any visit. If you have not been informed of a visit by Andy directly then do not allow them access into the house!

6.    Holiday Cancellation – Please refer to the Payment Protection section of for information on claims.  Please ensure you have adequate holiday insurance.

Full Payment, Guests will receive:

·         a 50% refund of the total cost (minus the booking fee) if they cancel at least eight weeks before the start of the holiday; or

·         a 25% refund of the total cost (minus the booking fee) if they cancel up to four weeks before the start of the holiday.

·Split Payments:

If the guest cancels or the balance is not paid on time, the booking deposit (including the booking fee) cannot be refunded.

If the balance payment is not received at least two weeks before the holiday starts, the booking will be automatically cancelled.

If the guest has paid the full balance, they will receive:

·         a 50% refund of the total cost (minus the booking fee) if they cancel at least eight weeks before the start of the holiday; or

·         a 25% refund of the total cost (minus the booking fee) if they cancel up to four weeks before the start of the holiday.

7.    Linen – Bed linen and towels (excluding beach towels) are supplied at the cottage. Before departure, all bedding and towels must be washed and fully dried for use by the next visitors – please allow up to 4 hours for washing and drying – there is a washer/dryer in the cottage and industrial dryers at the launderette at the Netto Filling Station in Aubusson (15 minute drive). If you are driving from the UK/Europe we recommend bringing your own bedding (double bed and two single (bunk) beds; single put-you-up bed) and towels.

8.    Complaints – In the unlikely event of any complaint you should immediately contact Andy Osborne who will attempt to resolve the problem for you.  Andy Osborne cannot accept liability for happenings outside reasonable control, such as breakdown of domestic appliances, plumbing, wiring, sudden temporary invasion of pests, damage resulting from exceptional weather conditions or hirer’s negligence resulting in damage, loss, injury or accident.

9.  Liability – Andy Osborne’s liability shall not exceed the amount actually paid as rental by the hirer for the accommodation rented to him/her from Andy Osborne.  It is an express condition of this booking that Andy Osborne will not be held responsible for any accident, natural disasters (Act of God),  loss or damage which may be sustained by any hirer, member of his party, or visitor, or their property, however caused.
Disclaimer: Use of the property is entirely at your own risk. Tenants must take extra care, especially with the supervision of children, both inside the cottage and out in the garden, especially around the covered well and any open windows.  It is the responsibility of the tenants to ensure the property suits their needs.  If you have any special requirements please advise us before booking and consider taking out your own travel/medical insurance as well as obtaining an EHIC for each guest.  Details can be found at

10.  Lost property – Please note if you wish to have any items returned, there is a minimum handling charge of £5.

11.  Fuel – Bottled Gas, electric and water is included in the rental price.  Logs for use with the woodburner are provided and stored in the garage.  If the gas bottle becomes empty, please exchange for a new bottle and you will be reimbursed for the cost (please keep the receipt) – see the Welcome Pack for gas bottle exchange.

12.  Noise and nuisance – Andy Osborne cannot accept responsibility for any noise or nuisance, including building work, outside the boundary of the property, over which he has no control.

13.  Smoking – The cottage is strictly non-smoking throughout. Please smoke either on the patio or on the front porch – please remember to clear all ‘butts’ from these areas before you leave.

14.  Keys – The cost of key replacement is as follows: Front door £5 Back door £5 and Shed £5 (new padlock and key), and will be billed to the Hirer.
